Until now, marketing real estate has been pretty static: photographs and signboards.

But now, in an industry revolution that could be as big as the switch to colour TV, NSW-based franchise Laing+Simmons is rolling out a concept called the Video Open House, invented by entrepreneurial TV producer Brett Clements (Wonder World! I & II, Just For The Record, Fear Factor, The Video Board Games Nightmare & ATMOSFEAR etc).

Clements has taken every trick from the commercial television book and rolled them into a fully-blown production designed specifically for screening on
the Internet, and for distribution via email to databases of potential buyers.

For vendors, it's like having a hassle-free open house 24/7. For buyers, it means never having to leave your desk until you see something you like.

Clements came up with the idea eight months ago when he watched a good friend sell her property through Open House. "She was very house proud and having to leave for 45 minutes while a few dozen people roamed free was pretty traumatic," he said. "And most were just there to have a sticky beak."

He started 'piloting' (TV industry jargon for testing) the concept, believing a well-shot, professional production on a property could reduce the number of physical open houses and help agents "qualify" real buyers.

His testing involved spending weeks filming some of Sydney's leading estate agents.

"The Video Open House is a win/win for everybody: vendors don't have to open up anytime anybody says they want to look, agents don't have to drop everything to show them and buyers don't have to burn up gas going to see places that don't resemble the photographs." Clements says."

"A Video Open House is the next best thing to being there," Clements says. "You'll meet the agent, tour the property and even take a look around the suburb and see its attractions - soaking up all the sights and sounds."

A Video Open House is a professional video production. Filmed in digital WIDE SCREEN using High Definition Video cameras and professionally edited, it also includes a soundtrack (music, copy-writing if requested and voice-over) PLUS still photography for print and the Internet.

All the videos are stored on a dedicated video server. When a potential buyer clicks on a View Video Open House icon on a Laing+Simmons web site, a pop-up window is launched and the viewer chooses between dial-up or broadband for the video stream. Clements has also borrowed a technique from the movie business called "pre-screening" so viewers don't have to view to the end. Plus. If they like what they see, they can also download it.

Video Open House productions range from only $150.00 for a 15-second spot to $780.00 for a 90-second trailer.
